Pre-submittal Meeting Application
A mandatory pre-submittal meeting is required if a development project involves a zoning change, platting, new construction, conversion of a residential structure to a non-residential use, or land disturbance greater than 5000 square feet. Meetings are conducted by appointment only with representatives available from all City departments involved in the development review process.

Zoning Application
In some instances, development plans require a zoning change, a specific use permit, or detail plan approval. The Planning Department works with applicants to explore the nature and appropriateness of requests and prepares the information considered during the public hearing process.

Subdivision Plat Application
Coordination of the platting process is conducted by the Planning Department. This application is used for all types of plats including preliminary plats, replats, final plats, and vacated plats.

Development Standards Variance Application
The City of Garland has adopted a number of ordinances designed to achieve a more desirable and aesthetically pleasing built environment. In some instances, a developer is unable to comply with certain development standards and may seek a variance to the requirements. The development standards variance process is coordinated by the Planning Department staff, which compiles, prepares, and presents the information for consideration by the appropriate governing body.
